The City of Rockingham has welcomed the State Government’s call for Expressions of Interest (EOI) from experienced developers to help transform the former Dixon Road playing fields into a vibrant, mixed-use urban precinct.

The 18-hectare site, located within the Rockingham Strategic Metropolitan Centre, represents one of the most significant redevelopment opportunities in the region. 

The site sits within the Transit Oriented Village sector under the City’s planning framework, which aims to leverage the City’s strategic advantages, including proximity to Murdoch University and South West Metropolitan TAFE, to support employment, education and innovation outcomes.

The City has long advocated for the site to be redeveloped into a compact, well-connected precinct featuring medium to high-density housing, local jobs and quality public spaces.

The opportunity is now being advanced through the State Government’s Market-led Proposals Policy. The initiative is designed to accelerate housing delivery by attracting experienced developers capable of delivering high-quality homes and community amenities.

The City of Rockingham Mayor Lorna Buchan said the EOI marks an important step toward realising the long-held vision for the site.

“This is a once-in-a-generation opportunity to transform a strategically located site into a thriving urban village that delivers homes, jobs and great public spaces for our community,” Mayor Buchan said.

“The City has carefully planned for this type of development through our City Centre Plan, adopted earlier this year by the Western Australian Planning Commission, and we welcome the State Government’s leadership and collaboration in progressing the project.”

The redevelopment comes at a critical time for the region, with major projects such as AUKUS and Westport driving significant economic growth and increasing demand for housing and employment land.

Proponents responding to the EOI are expected to demonstrate the ability to deliver a coordinated, precinct-wide outcome, including high-quality, well-connected homes, supporting infrastructure and amenities. There is also a strong emphasis on accelerating housing supply and providing social and affordable housing options to meet projected population growth.
