Proposal
We have received an application seeking Development Approval for a proposed Fast Food Outlet and Service Station at the Spudshed Neighbourhood Centre at Lot 429 and 430 Kerosene Lane, Baldivis.
Details of the proposal are summarised as follows:
Fast Food Outlet:
- A 249 m² floor area ’Hungry Jacks’ on the corner of Kerosene Lane and Annabelle Way, Baldivis
- 14 dedicated car bays in front of the building, including a universal access bay
- dual lane drive-through with queuing facilities for 11 vehicles
- the proposed operating hours are 24 hours, 7 days per week
- various signage including an 8 m high freestanding illuminated ‘monolith’ sign adjacent Kerosene Lane.
Service Station:
- A 285 m² ‘Vibe’ service station and convenience store building, located east of the proposed Fast Food Outlet
- associated canopy structure with four bowsers comprising eight refuelling outlets as well as underground tanks and filling point
- various signage including an 8m high 'monolith' sign adjacent to Kerosene Lane
- nine on-site car parking spaces, including one accessible bay and eight refuelling bays
- operating hours for the proposed development will be 24 hours, seven days a week
- the proposal includes a 'VR1' fuel vapour reduction system as outlined in the 'Emissions Impact Assessment'.
Please note, the City of Rockingham is not the decision-maker for this application which will instead be determined by the Metro Outer Development Assessment Panel (MODAP).
The City will provide a recommendation to the MODAP through a Responsible Authority Report (RAR), endorsed by Council.
As part of preparing the City’s Report’s to Council and MODAP, the City are seeking your comments on the proposal. Your comments will be included within the RAR to ensure that the community’s views have the opportunity to form part of the MODAP’s consideration of the proposal.
These meetings are open to public and all submissioners will be notified of dates at which the matter will be considered by Council and MODAP.
